Call for leak above water heater, and question about water filtration. Arrived and met with Ms. Rebecca on site. She explained that she found water in the garage, and saw that it was coming from above the water heater. Inspection revealed the following Leaking and failed pressure regulating valve on pex waterlines. Leaking and ruptured recirculation pump. No thermal expansion device on water heater. Water heater from 2018. I discussed findings with Ms. Rebecca and provided options to address all concerns or repairs. Today we provided estimates only.
Came out for dishwasher issues, discolored water. We arrived and met with homeowner. She explained that the discolored water seemed to be coming from their water heater as it got more brown the hotter they made the water in the bath. Water heater was from 2015. Recommended replacing the heater as it had never been flushed. Also recommended the homeowner install a whole house filter as they had some brown discolored water in the tanks of the toilets, indicating the water is also discolored coming from the cold water supply. Customer elected to replace the water heater for the time being. Swapped out the tank and tested to ensure proper function and a leak free install. Dishwasher was not working. We received approval to disconnect the supply line and verify flow. We confirmed waterline had flow. Removed the screen filter to the inlet on the dishwasher and found it was clogged with black debri. Rinsed it clean and reinstalled it. Tested dishwasher and it appeared to be working normally.
